Macquarie Asset Management (“MAM”) today announced the completion of the internalization of FIBRA Macquarie (BMV: FIBRAMQ12) by FIBRA Monterrey (BMV: FMTY14), bringing to a close nearly 14 years of MAM’s management of the vehicle since its IPO in December 2012. Completion of this transaction follows the successful tender offer by FIBRA Monterrey for the outstanding real estate trust certificates (“CBFIs”) of FIBRA Macquarie, whereby FIBRA Monterrey has acquired a total of 98.12 % of FIBRA Macquarie’s outstanding CBFIs.
“The success of FIBRA Macquarie reflects more than the expansion of a high-quality portfolio. It reflects years of disciplined capital allocation, operational expertise delivered through the vertically integrated MPA property management platform we established, and a commitment to building a more resilient and sustainable platform,” said Simon Hanna, Managing Director, Real Estate Mexico, Macquarie Asset Management. “Our goal has always been to create value for our certificate holders, and the long-term performance of FIBRA Macquarie reflects that commitment. We are grateful to the investors, lenders, customers, partners and colleagues who made it possible, and celebrate the close of this successful chapter of our business with them.”
FIBRA Macquarie comprises $US3.8 billion of assets under management across 263 properties as at 30 September 2026. From its IPO in December 2012 through the tender offers, FIBRA Macquarie delivered a total return to certificate holders 3.2 times that of the S&P/BMV IPC, Mexico’s benchmark equity index, and well ahead of the S&P/BMV FIBRAS Index, the benchmark for Mexico’s listed real estate trusts.1
In addition to financial metrics, FIBRA Macquarie has led FIBRAs in sustainability metrics. As part of its 2026 GRESB assessment, FIBRA Macquarie achieved its best-ever results in both the Standing Investments and Development benchmarks, ranking first in its peer group in both, and was named a real estate sector leader under MAM’s management.2
“Mexico has been an important market for our Real Estate business for over a decade, and our conviction in its prospects is unchanged,” said Eric Wurtzebach, Head of Real Estate, Macquarie Asset Management. “The results were built by a team that knows this market deeply, and MAM will continue to have a dedicated Mexico real estate team on the ground, with the full backing of our global platform. Mexico’s role in North American supply chains is structural, and we are positioned to help unlock the opportunities that infrastructure constraints currently limit. We look forward to the next chapter in Mexico.”
MAM remains committed to Mexico and optimistic about the long-term fundamentals of the Mexican industrial real estate market. As a G20 economy with favorable demographics, rising consumption driving e-commerce growth and a manufacturing base benefiting from continued reshoring, Mexico offers durable demand for industrial space.
